Staging the living room was found to be most important for
buyers (46 percent), followed by staging the master
bedroom (43 percent), and staging the kitchen (35 percent).
• Buyers’ agents cited staging the guest bedroom as the least
important room, with just nine percent saying that it was
very important to stage.

for Listings
• Among buyers’ agents, having photos (83 percent), videos
(74 percent), and virtual tours (73 percent) available for their
listings was more important since the beginning of the
COVID-19 pandemic.
• Thirty-one percent of buyers’ agents said that staging was of
equal importance, and 31 percent said that staging was of
less importance since the beginning of the COVID-19
pandemic.

Twenty-three percent of buyers’ agents said that staging
a home increased the dollar value offered between one
and five percent, compared to other similar homes on
the market that were not staged.
• Twenty-six percent of buyers’ agents indicated that
staging a home had no impact on the dollar value that
was offered.

• Eighty-one percent of respondents said that buyers had ideas
about where they wanted to live, and what they wanted in an
ideal home (76 percent) before starting the buying process.
• Forty percent of respondents stated that buyers typically thought
the home buying process would be neither easy nor difficult.

homes should look the way they were staged on TV shows.
• A median of 10 percent of respondents stated that buyers were
disappointed by how homes looked compared to homes they saw
on TV shows.
• A median of 20 percent of respondents cited that buyers brought

• A median of 30 percent of respondents cited that buyers
consulted with family members during the buying process.
• Thirty-one percent of respondents said that TV shows which

But!  Before we get to this riveting article about me this Home Stager in Sacramento has some words to lay down.  I am one of many really really good Home Stagers in California so, I’m not all that. And by the way, home staging isn’t rocket science.  This article doesn’t mention Travis Wills or Karen Medaris, but by no means does that diminish how much work they do.  In my opinion, Karen Medaris is one of the best home stagers in California and we are lucky and grateful to have her as our Lead Stager.  Travis handles all operations, logistics and crises’ with calm cool intelligence – and rarely cries.   Both Karen and Travis handle pressure with natural ease and are the backbone of Stage Right Design Home Stagers in California.  Rounding out our 13th year as a Sacramento Home Staging Company we are most grateful to our loyal clients and wonderful vendors. Shakespeare said the world was a stage.  If that’s true, Ryan Dressel could pick out some new furnishings/accessories; stage a home and have the place sold in a week.

Former Sales Manager in the mortgage industry turned home stager in California, Dressel, a Roseville California resident, said it was a natural transition from lending and mortgages to choosing fabric swatches and paint samples.  After 10 years in the mortgage industry working for Merrill Lynch, Dressel was laid off in December of 2007.  “Although I hate the term, I’ve always had an eye for it,” Dressel said.  “I’ve owned many homes and have redone them all myself and my friends and family would come over and always say ‘you’re in the wrong business’.” 

Parlaying what he knew in real estate with what came naturally in interior designing, Dressel said Stage Right Design, Inc. hit the ground running on December 15th, 2007.

“I never would have walked away from my job at Merrill Lynch to do this,” Dressel said.  “Thank God I got laid off.”

Now Ryan Dressel is the go-to guy for many homeowners, local real estate agents and investors to make an empty house look like a home in order to speed up the selling process and maximize profits.

“You stage for real estate because you’re not just selling brick and mortar, you are selling an emotion,” Dressel said.  “This is going to be someone’s home / sanctuary, it needs to look and feel fabulous.”  It is important for potential home buyers to feel comfortable in the house and be able to envision themselves living there.

“When I go in to stage a home for sale, I’m not staging to please the homeowner, the Realtor or the Investor,” Dressel said.  “My goal is to appeal to 95+ percent of potential buyers out there so anyone who walks in can see themselves living there and wants to put in an immediate full price offer.”  “The goal for all involved is to sell the home quickly and for top dollar,” Dressel said.      

Dressel is all about the ease of achieving perfection on demand.  Transforming a home and breathing new life into it is the time consuming part of getting it ready for sale.  After that, it is just a matter of keeping it tidy and organized.

Emotion makes the biggest impact on a buyer!  When we stage a home, we are creating an emotion that appeals to a broad group of people.  You will want to consider who your target market is?  Whether it is a car, clothes or a house; we make purchases with emotion, we fall in love with it, we’ve got to have it, we imagine a better life by having it.  Outdated furniture, the incorrect placement of furniture & décor, outdated décor & personal items such as family photos, shampoo bottles in the shower, toothbrushes on the bathroom counter and especially dirty laundry laying around completely detracts from that positive emotion.  We are not only selling a house, we are selling an emotion.  You want a buyer to walk in the door and feel that they could live like this if they bought this house.  The goal is multiple full price + offers in the first week.  I have seen it happen time and time again.  However, typically the home stager receives the “help me” phone call after the home has been on the market for months and isn’t generating much excitement.

Every room including the backyard, front yard, closets, garages & pantry’s must be staged right and look their best!!  Potential buyers look at every room and everything.  Would you buy a house if someone told you can’t look in the closets or go into the garage?

When finding home stagers in California, you will want to look at their past work, ask to see their portfolio or check out their websites.  You want to make sure that your professional home stager is a full time stager and is available to you.  Ask if they are a certified home stager.  Also, consult with your realtor, some have stagers as part of their team or know of a stager that they have used in the past.  Your Realtor & Stager should be able to work together positively and flawlessly in order to get the house sold.  Don’t make your decision completely on price, remember you get what you pay for.  A professional home stager should be able to work within your budget and give you the very best fair price.  Like any other service you should like the stager and be comfortable working with them.  You are not only buying their service, but you are buying their expertise and personality.

As a professional home stager in California I believe these items to be the most important:

1.  At least consult with a stager, it is very difficult to look at the home you’ve lived in objectively.  Your taste, as fabulous as they are, may not be the taste of potential buyers.  And you won’t be able to market it effectively.

2.  Ensure that your stager & realtor have at least 20 great photos of the house and that the property is going to be marketed to its fullest potential.  80% of potential buyers will put together their “tour of homes” by looking at pictures on the internet first.  The more the better.  For example if there isn’t a photo of the kitchen the buyer may think something is wrong with it.  Curb appeal, that same 80% of potential buyers will then drive your neighborhood, if they don’t’ like the way it looks from the outside, they will keep on driving.  These are two important hurdles you must overcome just to get the buyer in the door.

3.   Once you have the buyer in the door, the house needs to be 100% perfectly staged, at least the main living areas.  It needs to be clean and spotless.  I always tell my clients, “Nobody in their right mind lives like this, but you have to if you are serious about selling this house fast and for top dollar.”  Start packing now, it helps to eliminate the clutter and the unnecessary items.

4.  You need to be able to leave your home within 15 to 20 minutes if a Realtor calls and wants to show the property.  Make a list of quick “to do’s” and have it handy for when you get that call.  You have to be accommodating as difficult and as irritating as it can be, you are trying to sell the house. 

5.  Once the house is ready for the market, have open houses.  Ask your home stager to participate; they may even be willing to share in the cost with the Realtor.  Do an open house just for realtors.  Make the open house fun and  exciting, be different, have a BBQ, make it a party.  Your Realtor & Stager should be able to help you.

Buyers’ Agent Perspective:

Forty-seven percent of buyers’ agents cited that home staging had an effect on most buyers’ view of the home. • Eighty-two percent of buyers’ agents said staging a home made it easier for a buyer to visualize the property as a future home. • Staging the living room was found to be very important for buyers (46 percent), followed by staging the master bedroom (43 percent), and staging the kitchen (35 percent). • Among buyers’ agents, having photos (83 percent), videos (74 percent), and virtual tours (73 percent) available for their listings was more important since the beginning of the COVID-19 pandemic. • Twenty-three percent of buyer’s agents said that staging a home increased the dollar value offered between one and five percent, compared to other similar homes on the market that are not staged.

Home Staging: Sellers’ Agent Perspective:

Thirty-one percent of sellers’ agents said they staged all sellers’ homes prior to listing them for sale. Thirteen percent noted that they only staged homes that are difficult to sell. • The most common rooms that were staged included the living room (90 percent), kitchen (80 percent), master bedroom (78 percent), and the dining room (69 percent). • It was most common that sellers’ agents used a staging service (49 percent). Sellers’ agents also personally offered to stage the home (26 percent), and said that paying for staging was dependent on the situation (26 percent). • The median dollar value spent when using a staging service was $1,500, compared to $300 when the sellers’ agent personally staged the home. • When staging a home, 23 percent of sellers’ agents reported an increase of one to five percent of the dollar value offered by buyers, in comparison to similar homes. • Twenty-two percent of sellers’ agents stated that there were slight decreases in the time on the market when the home is staged. • Among sellers’ agents, having photos (58 percent), virtual tours (45 percent) and videos (43 percent) available for their listings was much more important since the beginning of the COVID-19 pandemic.
